May 24th at 11:00am is the time you will want to be on Main St. in Bandera, Texas with your parade spot cordoned off, chairs placed, and cold beverage of choice in hand, ready to behold the greatness of Bandera’s Memorial Day Parade.  If you haven’t been to a parade in Bandera, then you have been missing out.  I have been to a lot of parades in various places, but I have to give the Best Parade nod to Bandera, hands down.  The Mardi Gras, Memorial Day and Labor Day Parades are the best parades you can attend.  Come to Bandera and see for yourself.  If you have seen a better parade, please stop by my office on Main St. in Bandera and let me know where. Kevin Fitzpatrick RopingThe Memorial Day Parade gets the big weekend kicked off in style, but there is a lot more to do, so pace yourself.  If you don’t have a place to stay yet you might be out of luck.  You can call Natalie at A Place To Stay Reservations in Bandera, or go to their site and see what places have rooms available www.aplacetostayreservations.com and she can hook you up.  You say you’re bringing the RV, then go see my friends at the beautiful Antler Oaks Lodge, which happens to be within a rocks throw from Mansfield Park where most of the festivities will be going on for the weekend.  Antler Oaks Lodge ain’t your average RV park, this place has class, great amenities, sits on the Medina River and has a beautiful lodge that looks like a smaller version of Bass Pro Shops.  You can find them at http://www.antleroakslodge.com/   Be sure and bring your boots for dancing and for the PRCA’s 31st Annual Pro Rodeo, which starts Friday and goes through Sunday.  The rodeo starts every night at 8:00pm at Mansfield Park on Highway 16 going toward Medina.  But wait! there’s more…Saturday also kicks off the 7th Annual “GET YOUR COOK-ON” BBQ Cook-Off, also being held at Mansfield Park.  You can get the low-down on both of these events at www.banderarodeo.com

If you’re looking for some good music, dancing, cold beer and fun, then Bandera has you covered with many options.  The 11th Street Cowboy Bar will have live music all weekend long with bands like Jake Hooker & The Outsiders on Saturday night and Jeff Woolsey and the Dancehall Kings, Sunday night.  For a list of 11th St. activities go to http://11thstreetcowboybar.com/music/index.shtml   You can also check things out at the LonghBandera John Deereorn Saloon who will be showcasing “Mike and the Moonpies” on Saturday May 24th around 9:00pm. For more info head to http://www.longhornsaloonbandera.com/calendar.html  For you early birds, Arkey Blues Silver Dollar will host Justin Trevino on Saturday starting at 3:00pm.  You can also stop by the Chikin Coop on Main St. for some drinks and grub and see who’s playing there.  If all else fails, hang your head out the window and follow where the music takes you.

Larry Wood Wins 2013 FIVE STAR REAL ESTATE PROFESSIONAL AWARD

The good folks at Five Star Professionals contacted me with the “Great News” that I have been awarded the prestigious “2013 FIVE STAR REAL ESTATE PROFESSIONAL” Award and will be featured with the other Texas winners in the May 2013 issue of Texas Monthly Magazine.

I am thankful every day for all of my clients and all of the wonderful people that the real estate business affords me the opportunity to work with.  The team at Five Star Professionals is not allowed to disclose the names of the clients that nominated or voted for the award winners; however, if you see this and nominated me, I sure would love to hear from you and thank you personally.

I have developed so many great friendships with my clients and many of them are now my neighbors too.  It’s an awesome feeling to know that people really appreciate what I do for them and go out of their way to show me their appreciation with awards like this, or as in the past with a bottle of good bourbon, or culinary delights from Neiman Marcus.  I do my best for each and every person I represent whether they are buyers or sellers; and I am extremely grateful to know that my efforts do not go unnoticed.

Triple Murder Kills the Deal!

Funny, story…not funny ha ha, but funny weird. I was showing a couple this house in Castroville, TX and the listing agent wanted to show us around, and as we are making small talk he says, “Hey did you read the Sellers Disclosure”? I said “no” and he said, “Oh well there was a Triple Murder here in this house about 7 years ago. Oh and a suicide too, because the killer killed himself”. I say, “are you kidding me”? “No, no, just wanted to let you know”. My client comes down the hall and says, did you just say Triple Murder? Yes that’s right. My client say’s “We’re Out!”. We gathered up and left, needless to say they are still looking for their dream home. But if you would like a house where 3 people were killed and 1 committed suicide, let me know. There are people living there now, however I don’t know why they are moving, but I have some pretty good guesses. Dear Sellers “Get a Home Inspection Before you Sell”

If you are contemplating selling your home or already have it on the market, go ahead and pay the money to get your home inspected.  You and your REALTOR have worked really hard to get the offer on the table and then comes the Home Inspection report with a laundry list of problems you didn’t know about.  Nothing will kill a deal faster than a lengthy list of issues that need to be repaired.  Even a bunch of small items can turn off some buyers and you end up losing the deal.  In the Texas Hill Country you can have an average size home inspected for about $300.  A lot of my sellers say, “well the buyer should pay for the inspection”, and they will when the time comes, but believe me that $300 buys a lot of piecBandera Real Estate Home Inspectione of mind.   

After you get the inspection report you can fix that leaky faucet, sticking door, broken electrical outlet or whatever other problems the inspector finds and believe me they will find things you weren’t aware of.  By knowing the problems upfront, you may have just saved yourself the heartbreak of a deal gone south due to surprises you weren’t expecting.  Most all buyers are going to get the home inspected, but if you’ve already had an inspection done, then there shouldn’t be any surprises when they do theirs.  Remember though, the items you are aware of now, due to the inspection, that you opted not to fix need to go on your Home Owners Disclosure.  Its easier to address these issues up front than to try to negotiate them away later.  You may find items that you aren’t willing to fix and you can reflect that in the price upfront instead of having to renegotiate the price or the repairs later.  Think about it, once you have accepted their offer they are in a much stronger negotiating position later to demand either a decrease in the selling price to off-set the repairs, or a less than amicable deal for you in paying for the repairs.  This is a lose/lose position for you the seller.  Instead, bargain from a position of strength because you have either addressed the outstanding issues in your sellers disclosure, or you fixed them after your home inspection.
